HCAI Superintendent (LA & OC)

We’re looking for experienced Healthcare Superintendents who know that building in an active medical environment is a different kind of construction.

You’ll lead the day-to-day field operations of healthcare, medical office, laboratory, and HCAI projects, working closely with Project Managers, facility teams, clients, architects, engineers, IORs, subcontractors, inspectors, infection-control personnel, and your field team.

You’re HBC’s frontline leader on the jobsite. That means owning the schedule, coordinating the trades, maintaining a safe and exceptionally organized site, protecting patients and occupied facilities, managing infection-control requirements, coordinating inspections, and making sure the work is built correctly the first time.

Healthcare construction requires planning, communication, technical knowledge, and attention to details that matter. A shutdown can affect hospital operations. An inspection can determine whether work moves forward. Infection-control measures have to work every day, not just when someone is watching.

The goal isn’t simply to finish the job. It’s to deliver technically demanding projects safely, cleanly, on schedule, at a high level of quality, and with a facility and project team who would happily work with us again.

What You’ll Own

· Day-to-day field leadership of healthcare, medical office, laboratory, and HCAI construction projects

· HCAI and IOR inspection coordination, documentation, scheduling, and field readiness

· Implementation and daily maintenance of ICRA infection-control requirements and containment measures

· Construction activities within occupied and operational healthcare environments

· Project schedules, sequencing, manpower, deliveries, access, shutdowns, and subcontractor coordination

· Coordination of work around patient care, clinical operations, facility requirements, and sensitive occupied areas

· Jobsite safety, cleanliness, organization, and compliance with HBC, facility, infection-control, and CAL-OSHA requirements

· Quality control and continuous inspection of work for conformance with approved plans, specifications, and project requirements

· Coordination with clients, facility representatives, architects, engineers, IORs, inspectors, subcontractors, and project partners

· Daily communication with the Project Manager and project support team

· Plans, specifications, RFIs, submittals, bulletins, shop drawings, inspection documentation, and other field records

· MEP and specialty-system coordination in technically demanding healthcare environments

· Weekly subcontractor foremen meetings and detailed look-ahead planning

· Daily logs documenting manpower, progress, inspections, deliveries, approvals, shutdowns, delays, changes, incidents, and other project activity

· Field change requests and time-and-material tracking in coordination with the Project Manager

· Leadership and development of Assistant Superintendents, Laborers, and other assigned field personnel

· Punchlist, commissioning coordination, turnover, day-two work, and successful project completion

You’ll Probably Enjoy This Job If You…

· Have spent enough time in healthcare construction to understand why “we’ll figure it out in the field” isn’t always an acceptable plan

· Know how to build while doctors, nurses, patients, technicians, and facility personnel continue doing their jobs nearby

· Understand ICRA and take containment, cleanliness, negative-air requirements, access control, and infection prevention seriously

· Are comfortable working with IORs and understand the importance of being ready when an inspection is scheduled

· Plan shutdowns, tie-ins, inspections, and critical activities before they become emergencies

· Can read architectural and engineered plans and coordinate complicated MEP systems in tight spaces

· Understand that work above a ceiling can be just as important as the finishes everyone eventually sees

· Know how to keep multiple trades moving without sacrificing safety, quality, infection control, or facility operations

· Deal with problems early instead of hoping they disappear on their own

· Are comfortable communicating with everyone from a healthcare executive or architect to an IOR, facility engineer, infection-control professional, or trade foreman

· Take pride in documentation and details because you know healthcare projects demand both

· Stay composed when the schedule gets tight, an inspection is approaching, or field conditions don’t match the drawings

· Enjoy teaching less-experienced field staff what good healthcare construction looks like

· Take the work seriously without taking yourself too seriously

· Get satisfaction from handing a clinical team a completed space knowing what it took to build it safely inside an operating healthcare environment

What Success Looks Like

A successful HBC Healthcare Superintendent delivers a project that is safe, clean, organized, well-coordinated, inspection-ready, on schedule, and built to the quality expected in a healthcare environment.

ICRA requirements are maintained. Inspections are planned rather than chased. Shutdowns and tie-ins are coordinated. The subcontractors understand what is expected before they begin work. The Project Manager knows what is happening in the field. Facility operations are respected. Problems are identified early and communicated clearly.

And when the work is complete, the client, facility team, design team, inspectors, subcontractors, and coworkers know the project was led by someone who understood both construction and the environment in which it was being performed.

Because great Healthcare Superintendents don’t just manage jobsites. They manage risk, coordination, inspections, people, and relationships in environments where the details really matter.

What We’re Looking For

· 5+ years of experience as a Superintendent or equivalent field leadership position on commercial construction projects

· Significant healthcare construction experience strongly preferred

· Experience with HCAI-regulated construction and California healthcare inspection processes

· Working experience coordinating directly with Inspectors of Record (IORs), design professionals, facility representatives, and project teams through inspections and project completion

· Demonstrated knowledge of ICRA infection-control procedures and construction practices within occupied healthcare environments

· Healthcare renovation, medical office, laboratory, or similar technically demanding interior construction experience

· Experience with MRI, Emergency Room (ER), Operating Room (OR), and other OSHPD 1/HCAI acute-care projects strongly preferred

· Strong ability to read and understand architectural and engineered plans, details, specifications, and healthcare project documentation

· Strong working knowledge of mechanical, electrical, plumbing, fire/life-safety, and finish trades sufficient to coordinate complex healthcare construction

· Experience coordinating shutdowns, tie-ins, access restrictions, containment, and work adjacent to ongoing facility operations

· Strong understanding of building codes, CAL-OSHA requirements, jobsite safety, subcontracts, schedules, submittals, RFIs, and related construction documentation

· Strong communication, organization, leadership, problem-solving, and subcontractor-management skills

· Ability to work effectively with healthcare clients, facility personnel, designers, engineers, IORs, inspectors, subcontractors, and internal project teams

· Microsoft Outlook, Excel, Word, and Adobe experience required

· Procore, MS Project, Bluebeam, and similar construction technology experience preferred

· OSHA-30, First Aid, and CPR certifications preferred

· High school diploma or equivalent required; bachelor’s degree or relevant construction certification preferred
